This privacy notice (Aviso de Privacidad) is issued by STARKEST CONSTRUCTORA, S.A. DE C.V. in compliance with Mexico’s Federal Law on Protection of Personal Data Held by Private Parties (LFPDPPP) and its Regulations. This document describes how we collect, use, store, and protect your personal data, as well as your rights as a data subject.

1. Data Controller

STARKEST CONSTRUCTORA, S.A. DE C.V. (hereinafter “Starkest”), with tax identification number (RFC) SCO150612SQ2, and domicile at Calle 67 No. 523, Col. Royal del Parque, C.P. 97302, Mérida, Yucatán, Mexico, is the entity responsible for the collection, use, storage, handling, and protection of your personal data in accordance with this Privacy Notice. 2. Personal Data Collected

Depending on your interaction with our website and services, we may collect the following categories of personal data: Identification data: first name, last name, email address, phone number (including country code). Project information: journey stage (ready to start, planning, or early research), land ownership status (owns lot, under contract, or still searching), budget range, and any notes or comments you voluntarily provide through our contact forms. Technical and navigation data: IP address, browser type and version, device type, operating system, pages visited, time spent on pages, referral source, and marketing attribution parameters (UTM source, medium, campaign, as well as click identifiers from Facebook, Google, TikTok, and Microsoft advertising platforms). We do not collect sensitive personal data as defined by Article 3, Section VI of the LFPDPPP, including but not limited to: racial or ethnic origin, health status, genetic information, religious beliefs, political affiliation, sexual orientation, or biometric data.

3. Purposes of Data Processing

Your personal data will be processed for the following purposes: Primary purposes (necessary for the service relationship): • Responding to inquiries submitted through our website contact forms. • Preparing and delivering personalized construction proposals and cost estimates. • Scheduling and conducting consultation calls. • Managing communications throughout the design and construction process. • Fulfilling contractual obligations related to architectural design and home construction. • Issuing invoices and managing payment milestones. • Complying with legal and regulatory obligations. Secondary purposes (not necessary but beneficial): • Sending occasional educational content about building homes in Mexico. • Sharing market updates and real estate insights relevant to the Yucatán region. • Conducting internal analytics to improve our website and services. • Personalizing communication based on your stated project preferences. If you do not wish your data to be processed for secondary purposes, you may send your request to contacto@starkest.mx at any time. Your refusal to consent to secondary purposes will not affect the provision of our primary services.

4. Legal Basis

The processing of your personal data is based on: • Your express consent, provided when you voluntarily submit your information through our contact forms or other communication channels. By submitting your data, you acknowledge that you have read and understood this Privacy Notice. • The existence or potential existence of a contractual relationship between you and Starkest for design and/or construction services. • Compliance with applicable legal obligations, including tax and commercial regulations under Mexican law. You may revoke your consent at any time by sending a written request to contacto@starkest.mx, in accordance with the procedure described in Section 8 of this Notice.

5. Third-Party Data Transfers

Your personal data may be shared with the following categories of third-party service providers, solely for the purposes described in this notice: • Google Workspace (Google LLC, USA) — Email communications and document storage. • Zoho Mail (Zoho Corporation, India/USA) — Transactional email delivery for consultation follow-ups and project notifications. • Cal.com (Cal.com Inc., USA) — Online scheduling of consultation appointments. • Vercel (Vercel Inc., USA) — Website hosting and content delivery. • OpenAI (OpenAI LP, USA) — AI-powered website chat assistant for answering visitor questions and scheduling consultations. • Anthropic (Anthropic PBC, USA) — AI-assisted personalization of initial follow-up communications. • Google Analytics (Google LLC, USA) — Aggregated website traffic analysis. These transfers are made pursuant to Article 37 of the LFPDPPP and are necessary for the maintenance and fulfillment of the service relationship. All providers are contractually bound to confidentiality and data protection obligations consistent with this Notice. We do not sell, rent, lease, or trade your personal data to any third party for their own commercial or marketing purposes. In the event of a transfer not covered by the exceptions in Article 37 of the LFPDPPP, we will obtain your prior consent.

6. Cookies and Tracking Technologies

Our website (starkest.mx) uses the following types of cookies and similar technologies: Essential cookies: Required for basic site functionality such as page navigation, form submissions, and session management. These cookies do not collect personal data for marketing purposes. Analytics cookies: Used to collect aggregated, anonymized data about how visitors interact with our website (pages viewed, traffic sources, time on site). This information helps us improve the user experience. We use Google Analytics for this purpose. Marketing attribution parameters: When you arrive at our site through an advertising link, we may capture click identifiers (fbclid, gclid, ttclid, msclkid) and UTM parameters to measure the effectiveness of our marketing campaigns. These identifiers are stored locally and submitted along with your form data only if you choose to contact us. You may disable or delete cookies at any time through your browser settings. Please note that disabling essential cookies may affect the functionality of our website. We do not use cookies for cross-site tracking or behavioral profiling.

7. Security Measures

Starkest implements administrative, technical, and physical security measures to protect your personal data against damage, loss, alteration, unauthorized access, or unlawful processing, in accordance with Article 19 of the LFPDPPP. Technical measures include: • Encryption of data in transit using TLS/SSL (HTTPS) across all web properties. • Secure storage of data through enterprise-grade cloud providers with SOC 2 and ISO 27001 certifications. • Access controls limiting data access to authorized personnel only. • Secure token-based authentication for internal API communications. Administrative measures include: • Confidentiality obligations for all team members with access to personal data. • Periodic review of third-party provider security practices. • Defined data retention and deletion procedures. While no system can guarantee absolute security, we are committed to continuously improving our data protection practices.

8. ARCO Rights

In accordance with Articles 28 through 35 of the LFPDPPP, you have the right to: • Access: Request information about the personal data we hold about you and the conditions of its processing. • Rectification: Request correction of your personal data if it is inaccurate, incomplete, or outdated. • Cancellation: Request deletion of your personal data when you consider it is no longer necessary for the purposes described in this notice, subject to legal retention obligations. • Opposition: Object to the processing of your personal data for specific purposes. To exercise any ARCO right, please submit a written request to contacto@starkest.mx containing: 1. Your full name and email address (to verify your identity). 2. A clear description of the personal data in question. 3. The specific right you wish to exercise (Access, Rectification, Cancellation, or Opposition). 4. Any documents supporting your request, if applicable. We will acknowledge receipt of your request within 5 business days and provide a substantive response within 20 business days from the date of receipt, as required by law. If your request is granted, the changes will take effect within 15 business days following our response. You may also revoke your consent for the processing of your personal data by sending a request to the same email address, following the same procedure.

9. Data Retention

We retain your personal data only for as long as necessary to fulfill the purposes described in this notice or as required by applicable law: • Lead inquiry data (contact forms): Retained for up to 24 months after the last interaction. After this period, data is anonymized or securely deleted. • Active project data (contracts, communications, project files): Retained for the duration of the project plus 5 years for warranty coverage, tax compliance, and legal obligations under Mexican commercial and fiscal law. • Analytics data: Retained in aggregated, non-identifiable form and is not subject to individual deletion requests. You may request earlier deletion of your data by exercising your Cancellation right as described in Section 8, subject to any legal retention obligations that may apply.

10. Consent

By submitting your personal data through our website contact forms, email, phone, or WhatsApp communications, you expressly consent to the collection and processing of your personal data in accordance with the terms of this Privacy Notice. If you provide personal data on behalf of a third party, you represent that you have obtained their consent prior to sharing their information with us. Your continued use of our website after any updates to this Privacy Notice constitutes your acceptance of the revised terms.

We reserve the right to update or modify this Privacy Notice at any time to reflect changes in our business practices, legal requirements, or the services we offer.
